Flemington House Painters

Working with organised customers is great, it’s like working with a great project manager. Why? Because it makes our lives easy, and as Flemington House Painters, we know we can then concentrate on the painting. Which is what you want afterall.

The Plasterer, was organised, a handyman, again organised, the carpenters, organised. The cabinet makers, electricians and floor sanders, we’ll they’re due to go in after we’ve finished! We, the painters, were booked in months ago, and the customer moves in March. We started painting on the date agreed, and finished by the date agreed. And as a result, the plan goes well and everyone is happy.

We are Qualified Project Manager (Building and Construction), so if you need a hand with your project, just let us know. Sometimes it’s not easy dealing with trades, contracts and budgets, whilst trying to juggle family life. We can take the pressure off by doing the project managing for you.

As your Flemington House Painters, we’re local, and we’ve painted in most of Flemington’s streets by now. As a result it’s easy to see an example of our painting jobs, just ask us for details.

Interior House Painters Yarraville

Sometimes it’s great to paint new builds, and sometimes not. It really makes a difference when you’re working with a good builder. Planning is key to everything for a great paint job, especially when you are working around other trades. This job was well planned, so it went smoothly and on time.

The customer had already decided the colour scheme. And with a clear remit our job was easy.

With these important aspects taken care of, these are the painting  jobs interior painters dream of.

Painted Black Doors

We had quite a challenge with the black painted doors, they were originally painted Low Sheen. Which looks great, however it is very easy to mark and damage. Due to a few kids in the family we had to come up with another plan.

So we suggested a semi gloss enamel, because gloss tends to look like a leather jacket from the 1970s. It worked a treat. And as so, it really complimented the black door furniture.

Painting to Sell Your House

painting to sell

Why are you painting to sell your house? Why would you paint the house your leaving?

Well there’s two very good reasons to paint, you’ll make it more likely to sell. And, this is the best reason, you’ll sell for a higher price.

Painting your House Sellable

First impressions count. You may love the way your house looks, and why wouldn’t you, it reflects you and your life. There’s the problem. The new owners want it to be their house not yours. Make it a blank canvas, painting it neutral, so they can imagine their belongings there.

“But people like DIY projects” I hear you say! Truth is, no they don’t. Most would like to move into a house with nothing to do. They won’t want to paint it. People watch DIY programmes on TV so they don’t have to do any DIY!

“Buyers can see beyond my stuff and imagine theirs”, your on a roll! They’ve looked at 5 houses this weekend and yours isn’t on their list! Book our Stylist too, you need our Stylist, she’ll work wonders with your ‘stuff’.

It’s all about presenting your house in the best way, and if you do that you can expect to get more money for it.

Printing Painting Your Own Money

A well presented house will increase it’s value. Painting to sell your house and Styling it will pay for themselves. You will most likely end up with much more than you expected. Thousands!

Case Number 1.

Our Colour Consultant produced a colour scheme for a house in Northern Victoria. The estimated value before works was $330,000. After painting it sold for $410,000.

Case Number 2.

This is the one in the images.

A family home means a little obvious structual distruction by the little loved ones. And have you ever tried keeping a house neat and tidy with the little loved ones. Both of these aren’t going to sell the house!

The owners employed a Interior Designer, who we’ve worked for many times, to help them sell and increase the value of the house. Without major works, new bathroom etc, the entire house was transformed with an interior paint job and styling. It sold, and I’m told, it sold for far more than the expected price.

Painting to sell your house. Conclusion

Well it’s simple, if you are going to sell your house. Get your house painted, to make a blank canvas for the new owner. Use a Stylist, to make your pieces look great.

Walk away with a tidy profit that you’ll spend on the holiday you’ll need after trying to find a new home for yourself to live in. And yes, your new home is a blank canvas that you don’t need to do anything to…

Painting a Blank Canvas. Richmond House Painters

Pinting a blank canvas

Richmond House Painters

Painting a Blank Canvas. Richmond House Painters

There are two good reasons for painting  blank canvas for us at Sterling Painters, the Richmond House Painters.

Number one, to allow something else to shine. You have great undiscovered/famous art pieces, fantastic must have furniture, or the most wonderful parquet floor interlaid with the finest Moroccan handmade tiles.

Number two, to expand the illusion of space. To make small spaces look bigger, boring but functionally very important. Yawn!

The Colour of Paint

Blank Canvas Number One. Display.

Now you’re thinking that you have to paint the blank canvas number one white, or some variant of white, right?

Clean, unspoilt, blank walls of any colour will do. We are not talking feature wall here. Infact the importance is the lack of feature. Be brave and go for it.

Blank Canvas Number Two. Space.

Again this doesn’t mean it has to be painted white. Sometimes it actually helps if it isn’t white. Take the smallest room in the house. Yours is white, right? It looks small, right? Painting these small rooms dark colours gives the illusion that the walls are further away, it helps if the ceiling is painted the same colour too.

Technical Conclusion to Painting Blank Canvas

Both blank canvases have to be featureless. Resulting in even more preperation. We actually think about the use of the room. It’s no good having the most amazing Jackson Pollock if all you’re looking at is the crack in the wall! Again if you’re only six inches away, it should be perfect in everyway. Absolutely faultless.
